Biography:

Dr Rita Yi Man Li is listed as Stanford University World’s Top 2% Scientist across 22 scientific fields and 176 sub-fields of all scientists (2020 & 2021 single year, with the highest rank in the fields of artificial intelligence, Environmental Sciences and Information & Communication Technologies). She is a journal editorial board member and SI editor for SSCI/SCIE journals, an author of 9 books and over 300 articles. She acts as many SSCI journals’ editorial board member/special issue guest editor. Over the years, she won many local and international awards.  She is also a PI and co-I for many academic research grants. 


Title: Carparks price indicies based on mixed method approach


Abstract:

The goals of this study were threefold: 1) to investigate the research gap in carpark and price indexes using big data and natural language processing, 2) to investigate the research gap in carpark indices, and 3) to construct carpark price indices using repeat sales methods and predict carpark indices using AutoML. According to the findings, the majority of carpark research focused on multi-story carparks, management and ventilation systems, and reinforced concrete carparks. Case studies were the most commonly used research method. There is no research predicting carpark price indices using an AutoML technique, according to these findings. Using 34,562 parking transaction records from December 2009 to June 2019, this study created repeat sales indices for 18 districts in Hong Kong. The carpark charge in Wanchai was around four times that of Yuen Long, demonstrating the significant price discrepancies in Hong Kong.This study found that the following factors had the greatest impact on carpark pricing indices models: gold price ranked first in all 19 models; oil price or Link stock price ranked second depending on the district; and carpark affordability ranked third.
